- Strong energy producer partnerships

- Access to major fiber routes and cloud connectivity
- Proximity to manufacturing and logistics
- Access to skilled workforce
- Strategic position relative to demand centers
Regulatory & Business
- Permitting supportive of data center development
- Reasonable tax rates and potential incentives
- Stable labor and employment environment
- Community support and partnership alignment
Land & Scalability
- Acreage position sufficient to support initial data center footprint, with flexibility for future expansion
